MODEL COORDINATION

The coordination of the structure and the installations at the works’ site is a complex process which generates imbalances in budgets and programming. BIM allows us to resolve interference and avoid conflicts.

Traditionally, in construction projects the design of each of the disciplines has been prepared individually. The process within a CAD environment is so complex that the coordination of these plans was carried out directly in-situ. This led to a large number of conflicts between suppliers, the need for redesign, adjustments, unexpected material orders etc. and it meant envisaging time for this process. In our case, the structure and MEP (mechanical, electrical and plumbing) models shall be included at the design stage and the Vibux coordinator will make the necessary adjustments so that the parametric model arrives precisely coordinated at the works’ site.

WORKS’ PROGRAMMING

CONSTRUCTION PROJECT SCHEDULE

The BIM approach enables us to carry out works’ programming through the model which will generate an accurate, credible Gantt chart to be included in the works’ supervision and management plan.

In BIM we are talking about several dimensions, from 3D to 7D. To be precise, the fourth dimension, which adds the time factor to the model, allows us to relate each of the components with each works’ stage. Using this approach, the construction scheduling is included in the model which enables a simulation to be carried out prior to the real construction. This option is incredibly useful in view of the efficiency it lends to the process. We are also going to obtain the great advantage of having available up-to-date works’ planning at all times.

BUDGET MONITORING

Cost control is a major headache for contractors and promoters. In this new environment, accuracy, safety and control become powerful allies from an economic perspective.

The calculation of a works’ budget associated with a model allows us to obtain, at any time of the process, the construction cost in a simple, precise way. If the modelling rules are followed, it is the computer that gets the measuring automatically and the items are associated with their price. What’s more, a major benefit to be borne in mind is the possibility of assessing the impact that each change or incident will have on the general cost of the building before taking any decision. When all the information is available, the decision time is reduced and deadlines are streamlined.

DATA MANAGEMENT

DATA MANAGEMENT

The obtaining of data from a model, its interpretation and usage in the construction process ensures the control of all the building parameters and the subsequent management of the entire life cycle of the property.

This new construction environment influenced by industry 4.0 generates the perfect context for a new form of building management. The parameterisation of each part of the model generates a series of data which are inherently the Big Data of the property. All of them can be cross-referenced with each other and related with the other buildings which will bring about, inter alia, ongoing improvement in the efficiency of future projects. It will also help with the monitoring and maintenance of the constructed building, simplifying the facilities management, what means, the carrying out of repairs, the replacement of appliances, the calculation of the services performance of installations, inspections…
